The Process

Introduction

Initial call or meeting to discuss buyer’s criteria to include budget, intended property use and desired characteristics.

Property Search

We will compile a list of available properties to assist the buyer in defining his or her criteria. Online listings will allow the buyer to view photos and videos of the topography, wildlife and vegetation and narrow their interests. Holden also maintains a familiarity of properties in the area that may not yet be actively listed or widely known.

Property Inquiries

Holden will handle all communication between the buyers and the seller’s agent. He will ask any questions, schedule viewings, and assist the buyer with filtering the properties down to those that best meet their requirements.

Property Viewing

Holden will personally provide the buyer with a tour of the properties most suitable. He will take the time to highlight water resources, utilities, wildlife, topography and help the buyer envision the property as their own. As a landowner himself, Holden can assist the buyer with filtering through seller marketing strategies to really uncover what the property is all about.

Review Listings and Narrow Selections

Following all viewings, Holden and the buyer(s) will meet to discuss what they liked and disliked about each property, as well as review how each property could be used in the future to meet his or her requirements.

Contract Preparation and Submission

Holden will work closely with the buyers to outline the terms of the offer and address any stipulations from the buyer’s perspective with confidence and ease.

Negotiation

Holden will leverage his knowledge of the local markets to ensure the buyer receives the best price and most favorable terms. As a business owner himself, Holden exercises a high level of integrity throughout the entire process.

Due Diligence

Holden will handle all scheduling and communication with the title company, listing realtor and any ancillary parties such utility providers, water well services companies and surveyor. Holden can also connect you with financing institutions in the area. This portion of the process is handled with the utmost attention to detail.

Closing

Holden will coordinate closely with the title company on closing and keep the buyer updated through possession of the property.

Ownership

A smooth transition into ownership is Holden’s priority. Once the deal is closed, Holden can offer consulting services to guide the landowner through improvement projects, wildlife and livestock management, as well as general land stewardship.

Buyer Representation FAQs

Put simply, buyer representation is when a real estate agent or broker represents the interests of the buyer in a real estate transaction. A buyer agent takes the time to understand the buyer’s requirements and guides them through the entire buying process – finding a property, making the offer, negotiation, due diligence and closing on the contract.

Nothing! The seller pays the listing agent and the buyer’s agent commissions from their proceeds at closing.
